What must I bring to tour an apartment?
A government-issued photo ID is required to tour.
What are your application and administrative charges?
The application fee is $100 per person, and the administrative fee is $250 per household.
What income and credit qualifications are required?
Income must be 3x the rent. Proof of income and third-party screening are required.
What is acceptable proof of income?
Two most recent paystubs, two months of bank statements, two most recent tax returns, or an offer letter.
What is the required security deposit?
A refundable deposit of $1,000 is required.
Can I switch to a month-to-month lease after my first year?
Yes. At the end of your initial lease term, the lease will automatically convert to month-to-month unless you renew or provide a 60-day written notice. A month-to-month fee applies.
If I get a job transfer, can I break my lease?
Yes. a 60-day written notice is requires, along with payment of the lease termination fee and repayment of any concessions received.
Am I required to have renters' insurance?
Yes, residents must carry a policy with at least $100,000 in personal liability coverage, listing the unit and all adult leaseholders.
Do you offer corporate apartments?
Yes, through third-party providers.
When is rent due?
Rent is due on the 1st of each month, including holidays.
When do late fees begin?
Rent is due on the 1st of the month, and late fees begin on the 4th.
Can I pay rent electronically?
Yes. Electronic payments are accepted through the online resident portal. Please ensure payments are submitted on time.
Can I pay rent after office hours?
Yes, rent payments can be made at any time through the online resident portal.
What floor plans are available at 1 Riva Row?
We offer studios, one, two, and three-bedroom units, as well as penthouses and townhomes. View floor plans here
Do the apartments come with window coverings?
Yes. All windows are include white solar shades. The four corner penthouses have mechanical shades in their living areas. All primary bedrooms on levels 12 and 13 have blackout shades, and all other feature manual shades with 1% openness.
What kind of flooring do apartments have?
Luxury vinyl tile (LVT) throughout, with tile in bathrooms. No carpet is used in residences.
What are the countertops made of?
Quartz countertops are features in kitchens and bathrooms. Penthouses include an upgraded quartz selection.
What material are the kitchen cabinets?
Italian-made wood cabinetry is included in all residences, available in two finishes: blonde and brunette.
What brand are the appliances?
Residences include Bosh kitchen appliances. Select homes include EdgeStar wine refrigerators.
Are there furnished units?
Yes, furnished units are available and can be customized, upon request.
Does the property have a fitness center?
Yes, we have a fully equipped, state-of-the-art two-story fitness center overlooking the Waterway. We offer premium equipment, including a Peloton bike, Tonal weight machine, and Pilates reformer, and have dedicated spaces for yoga, strength, and cardio.
Does the property have a swimming pool?
Yes, we have a resort-style rooftop pool overlooking the Waterway and Cynthia Woods Mitchel Pavilion, featuring private cabanas, an outdoor kitchen, and artful details, like our vibrant Mallory Morrison tile mosaic.
Does the property offer recycling?
Yes, recycling is available on-site.
Are storage units available?
Yes, storage units are available.
Which amenities are reservable?
Management may allow reservations for private offices, conference rooms, the 3rd-floor amenity area, the pool amenity room, and private grilling stations.
Can I lease a private office on a long-term basis?
Yes, please inquire at the management office for terms and pricing.
Is there assigned parking?
We have a covered parking garage with controlled access. Selected residences have assigned parking, which is also available for a monthly fee.
Is there EV charging?
Yes, we offer EV charging stations to support electric cars, available on a first come first serve basis.
Is motorcycle parking available?
Yes, motorcycles can park in any vehicle-designated space.
Can I install a satellite dish?
No. Satellite dishes are not permitted.
How do I submit maintenance requests?
For everyday items, you will submit a maintenance request through the resident portal app, but for urgent issues, simply call the community's main number; our on-call team and concierge are notified immediately to prioritize your request.
Will you accept packages on my behalf?
Of course! We also have a secure, controlled-access package room available 24/7. For special delivers, our concierge will ensure they are safely delivered and securely stored.
Can guests stay with me?
Yes, guests may stay for up to three consecutive days.
Do I need to notify the office if my children will stay with me for the summer?
Yes. Children staying for extended periods should be added to the lease as minor occupants.
Am I allowed to paint my apartment?
Yes, but units must be restored to original color at move-out, or fees may apply.
Who provides cable and internet?
Centric and AT&T provide cable and internet services to the property.
Will I hear concerts from the Cynthis Woods Mitchell Pavilion?
Yes. While the building was designed with acoustic considerations, concerts will still be audible inside apartments. Concerts are required to end by 11 PM.
What kind of soundproofing do you have?
We conducted an extensive sound study and constructed the building and windows with appropriate acoustic considerations. However, concerts will be audible inside the building.
How far is 1 Riva Row from Market Street, the Pavilion, and other local attractions?
1 Riva Row is within walking distance of Market Street, the Cynthia Woods Mitchell Pavilion, and numerous shops, dining, and entertainment options in The Woodlands.
What shopping options are nearby?
Market Street, The Woodlands Mall, and Hughes Landing all offer a variety of retail, fashion, and specialty shops just minutes away. Everyday essentials, such as H-E-B and whole Foods, are also conveniently located close by.
Are there grocery stores within walking distance?
Yes. Whole foods, H-E-B, and Trader Joe's are all within a short drive or walk, depending on your preference.
